Water heater leaking can occur when the pressure relief valve on the top of the water heater is worn out and the valve is not holding properly.
Manufacturers recommend testing your temperature and pressure safety relief valve at least once per year to prevent water heater leaking, water heater tank damage and/or explosion.
A good idea is to hire a professional plumber if leaks cannot be found visibly, this will save you a lot of time. In the 1980s polybutylene pipe was installed instead of copper because of the cost of copper polybutylene was cheap and it worked well, but over the years the insurance companies are no longer insurance houses that have polybutylene pipe inside because of the many problems of flooding and the faulty connections related with it.
